Opener trouble

Repair it, or time for a new opener?

Often a repair

  • Motor hums or runs, but the belt or chain doesn’t move
  • Stripped gear or sprocket, or a slipping belt or chain
  • Door goes down, then reverses (usually the safety sensors)
  • Remotes or keypad stopped working

Often time for a new one

  • Dead and unresponsive to the wall button and remotes
  • Shakes the house every time the door moves
  • You want to open, close and check your door from your phone

We’re never commission-based, so we’ll tell you honestly whether a repair makes sense or a new opener is the better buy. We work on most makes and models.

Not sure? Text a photo of the opener and the sticker with its brand and model.

What you get

  • Belt or chain drive, matched to your door and garage
  • Built-in WiFi: open, close and check your door from your phone, from anywhere
  • Belt drives are whisper quiet. Nice when there’s a bedroom over the garage
  • Many models have a built-in camera, so you can see inside your garage
  • Add-ons like keypads and extra remotes
  • Already bought your own opener? We install customer-supplied openers too
The opener doesn’t lift the door. The springs do. If your opener strains, the door feels very heavy by hand, or it only lifts a few inches, the real problem may be a broken spring. Stop running the opener, since it can burn out the motor or strip the gears. See torsion spring repair.

Before you call

Quick opener checks you can do safely

  • Is it plugged in? Test the outlet with a lamp or phone charger, and check the breaker.
  • Try the wall button. If it works but the remote doesn’t, it’s probably the remote.
  • Turn off the lock / vacation button on the wall control.
  • Swap the batteries in the remote or keypad.
  • If someone pulled the red release cord (often after a power outage), reconnect it with the door fully closed.
  • Look at the safety sensors near the floor. Both lights should be on and solid.

More step-by-step checks: garage door won’t open or close.

What to expect

How an opener visit works

  1. 1
    Text a photo first

Send a photo of the opener and its model sticker. We can often tell what’s wrong, or which new opener fits, before we arrive.

  2. 2
Check the door, not just the motor

A worn spring or a binding roller makes any opener struggle, so the door’s balance and hardware get checked too.

  3. 3
    Repair or install

Worn parts are replaced, or the new opener is mounted, wired and adjusted to your door.

  4. 4
    Remotes, keypad and safety test

Remotes and keypads are programmed, and the safety sensors and auto-reverse are tested before we leave.

FAQ

Garage door opener questions

Why does my opener hum or run but the door doesn’t move?

Usually one of two things: the red emergency release was pulled and the trolley is unhooked, or a gear, belt or chain inside the opener is stripped or broken. With the door fully closed, check whether the trolley on the rail is latched. If it is, stop running the opener and text a photo to (808) 600-8393.

Can you install an opener I already bought?

Yes. We install customer-supplied openers as well as the Chamberlain openers we supply.

What openers do you install?

Chamberlain belt drive and chain drive openers with built-in WiFi. Many models also include a built-in camera.

Can I open my garage door from my phone?

Yes, with a WiFi opener. You can open, close and check your door from anywhere, and some models let you see inside your garage too.

Should I repair my old opener or replace it?

It depends on what’s wrong and how old it is. We’re never commission-based and never push products you don’t need, so we’ll give you a straight answer.

Do you work on commercial door openers?

No. ZS Overhead Doors works on residential garage doors and openers only.

This page is general information. Every door and opener is different, so if in doubt, leave it to a licensed technician.
